This weekend marks the 11th annual M7 Street Fair. The fair and  classic car show features indie crafts, live music, food, cool cars, shopping, vintage trailers and fun for kids in Downtown Phoenix.

Every street fair that we have, every open market goes to building a better downtown. You just don’t get this sense of community in pre-planned developments. I’m just sayin’.

The first fair was 11 years ago, when local vendors partnered up with the School of Architecture at ASU to revitalize phoenix and a deteriorating Melrose Curve. The merchants received grant money from the City of Phoenix Neighborhood Fight Back Program and with the support of the surrounding neighborhoods, the Melrose District began to rebound.  One year after the Seventh Avenue Merchants Association incorporated, they held a “street fair” to commemorate the building of the first lighted canopies on Seventh Avenue.

Just over a decade later, what started as a 6 vendor street fair has grown into a highly anticipated family event with over 140 booths, food, live music, over 200 classic cars, and almost 18,000+ visitors

Its happening this weekend, March 3, from 11 a.m. to 5 p.m. at 7th and W. Glenrosa Avenues

Did you know 40% of single family and condo sales in Greater Phoenix in January were cash purchases. Now, I’m not talking about sacks or briefcases full of cash, but people are buying homes outright and their are some benefits.

• Psychologically,  there is a big benefit in knowing that you own your house free and clear. You also free up quite a bit of income because you will have no rent or mortgage.
• Buying a house with cash means that if the value of the home goes down by 10% then the money you put in also goes down by 10%. The most you can lose is the amount of money you put in. In the case of a 20% down mortgage, if the house’s value goes down 10% then you lose 50% of the money you put in because of leverage.
• When you have the cash to pay for the full amount of a house, it means that there will be no contingencies on getting a loan and the amount of time needed to close a deal is shorter. This generally gives you the buyer more negotiating power for a discount on the price of the home, and with the number of homes on the market quickly drops timing is everything.

But is it for you? Well there’s no tax advantage. But if the amount of cash you spend does not consist of a significant portion of your liquid assets and the amount of savings you get from an all cash deal versus a loan deal is significant, cash might be for you. In other words, you might be earning more money on your investment in a house than other investments.

These piñatas are for viewing not for whacking. Let’s just get that out of the way first.

Otherwise, attention artists, non-artist, children, adults, people who love candy, and community members at large! The annual Mutant Piñata Show is back and I encourage all of you to enter your best piñata for the ultimate grand prize of having your work displayed to the local Phoenix community to view. The Bragg’s Pie Factory is hosting the ever so popular annul Mutant Piñata Show for the 5^th year now.

This exhibit is to display the creativity that lies within Phoenix; the exhibit will be comprised of whimsical and wacky piñatas created by locals. If your work is sold, you will receive 70% of the purchase price. Come down to the Bragg’s Pie Factory the first and third Friday of March and April to see this vivid spectacle for yourself, the best part is there is absolutely no entry cost so the more the merrier. Last year there were over 100 entries and the Bragg’s Pie Factory is hoping to exceed that number this year.

All entries must be in by March 1^st, 2012 so start getting in touch with your inner piñata artist and spreading the word to your friends and family.

Y’all might remember my listing at 90 West Virginia. It is the 1930s Fairhope School, newly renovated to a 4,100 square foot home. This is the flagship property in the famous Willo Historic Neighborhood.

Well, the price has just dropped to $750,000! This is an incredible price for a luxury home of this historic significance and quality. This home was awarded best historic restoration of 2009 by the Phoenix New Times.

The Color Run!

This weekend, just a hop and a skip from downtown phoenix,  the annual Color Run 5k will be happening in Tempe.

Don’t worry non-runners, the 5k is a fun run for all levels of athleticism. Runners will receive custom Color Run race shirts, a bag of Color, race number, “Color Runner” finisher sweat band, donation to local charity, and Sponsor Goodies. There’s only one rule, wear white. Why? Oh because you get covered in paint along the way! Each kilometer of the event has a designated color.   As the runners/walkers hit the KILOMETER COLOR ZONE, they will be dusted with COLOR.

Don’t worry, it’s for a good cause. All the proceeds from the 5k go to Cardon Children’s Medical Center in Mesa. After you cross the finish line you be invited to a post-5k party with bands, food, and more. Non-runners can join too, but be warned, there’s a good chance of walking away covered in paint dust.

So, I’ve been a member of a food co-op for about 4 years now. Great idea, you know. You skip the grocery store and just pick up an order of fruits and veggies.

Interestingly enough, the biggest drawback was also the biggest opportunity. Each order consists of just what the co-op organizers happen to get in bulk that week. That’s a pain if you don’t know what to do with 50 Russian Babushka Radishes. But I found that getting an order of food that was unfamiliar pushed me to cook with things that I thought I would never use.

As a result, I’m a master chef….. just ask my dog.

But another drawback I’ve noticed is that the food I get with Bountiful Baskets is not grown locally. Although, you can order organic options, much of food comes from California.

Enter Chow Locally, stage left.

Founders Christopher Wharton and Derek Slife believe that we do just as much for our country by sourcing food locally, reducing carbon emissions and keeping money in our community.

To that end, they have a business model that is really quite unique. Using their website you can choose what you want during the week and pick it up on Saturday or Sunday from any one of several farmers’ markets. Check out this link to see how it works.

Warton and Slife actually won the Arizona’s Next Great Business award by National Bank of Arizona for this model. Ordering ahead of time certainly does solve the problem of getting little food surprises in your order, like Scandanavian Dwarf Bananas.

Each box comes with useful recipes, etc.

Now, if you are worried about cost, I would not be. I compared both food co-ops. While Chow Locally is a couple dollars ($19) more than Bountiful Baskets ($16.50) and you get only about 80% of what comes in a Bountiful Baskets order, it is still much more than you could buy at Safeway for the same amount of money. Either way, you still get enough food to last for two weeks.

I enjoyed trying this and I enjoy having the excuse to visit the public market every other Saturday (twist my arm).

Another year of great downtown growth and CenPho Memories will all come together in grand celebrations this weekend.

So if you’re hopping downtown for the evening there are great events going on all night.

You know, a great standard is The Clarendon Hotel. The rooftop is always a great place to ring in the new year. I may be there. Not certain yet.

CityScape’s skate rink is still open! It’s only $10 from 3pm- 1am for unlimited skating and portion of the night’s proceeds benefit Phoenix Parks Foundation. There of course will be a midnight fireworks show and complimentary champagne toast for the 21+ crowd.

Of course, there’s always the fiesta Bowl Block Party, where several thousand of you find yourselves ever year. Tickets to the block party are $20.00 and can be purchased at the entrance gates to the Fiesta Bowl Block Party.

George & Dragon, that wily British pub in Midtown (4240 N. Central Ave.), will be doubling up their new years; celebrating the New Year once at 5 p.m. (12am in the UK)  and then again at midnight here in AZ! It’s a free party, and a bloody good time.

If you’re trying to keep it classy, The Paisley Violin on Grand will be serving a delicious four-course dinner and smooth Jazz the entire evening.

And the best part is, you don’t need to be behind the wheel for any of it. The Light Rail will be offering a safe way to get to and from all your favorite New Years destinations. So ring in the New Year right and stay safe this weekend!

No, we’re not talking about your lovely Christmas trees.

Arizona State University’s Downtown Phoenix campus recently installed solar panels on the roof of  the Walter Cronkite School of Journalism and Mass Communication. These new solar panels are the first of their kind at the Downtown campus. The project cost approximately $815,000 and includes 322 panels which will produce 122,335-kilowatt hours of energy, not to mention are super cool. This is just one of many ways in which the schools plan to two conserve 20 megawatts of power every year by 2014.

And Why not? Sun is Arizona’s most bountiful resource. Those of you who have driven past the VA, Couldn’t help but notice their energy efficient parking structure. This past august, Duke Energy Renewables, purchased the Ajo Solar Project, in Pima County and The Bagdad Solar Project, located in Yavapai County, which collectively generate 20MW every year. More recently , Big Wigs from Greater Phoenix Economic Council  met with Senators Kyl and McCain in a lobbying effort for the growing industry. All just pieces in the bigger solar powered future of Arizona.  What does that mean for you? Recently, APS announced that customers could expect a 21% decrease in their bills thanks to their renewable energy programs, like partnering with Duke Energy Renewable.

ASU will of course be reaping in these benefits along with federal and state tax credits. The Downtown solar panels are just one of many ways in which the schools plan to conserve 20 megawatts of power every year by 2014.

Good news on the Home loan front. President Barack Obama has signed HR 2112! Oh, you don’t know what that means? Trust me it’s exciting.

 FHA Loan Limits that were in effect from January 1, 2011 through September 30, 2011, as announced in ML 10-40, shall apply for case numbers assigned from November 18, 2011 through December 31, 2011 – Maricopa County $346,250

 FHA Loan Limits with case numbers assigned on or after January 1, 2012 through December 31, 2012 will remain the same as those that were in effect from January 1, 2011 through September 30, 2011 – Maricopa County $346,250

 FHA Loan limits with case numbers assigned before November 18, 2011 are subject to the LOWER limits that were in effect from October 1, 2011 through November 17, 2011 (some exceptions apply) – Maricopa County $271,050

So what does all of that mean?

Moral of the story is:  FHA Case #’s assigned Jan 1, 2011 through September 30, 2011 maximum loan limit for Maricopa County was $346,250 –

Case numbers assigned October 1, 2011 thru November 17^th, 2011 are subject to the REDUCED loan limits of $271,050 for Maricopa County – And yet another change FHA Case numbers assigned November 18^th, 2011 thru December 31, 2011 will jump back up to $346,250

Basically, you can borrow more under FHA….
