Get Your PHX Family Thanksgiving

Thank you again to Amber Harrold of Camelbackpackers Hostel. Amber and her family put out an incredible spread for us, including local craft beer, wine and even camel-shaped cookies. If she went to those lengths for us, you can feel good recommending your friends to say at CamelbackPackers Hostel when they come through town.

As we roll in to the cooler weather we start to think about family and all of the holidays centered on spending time together.

This month, please join us for our first annual Get Your PHX Family Thanksgiving. You’ve all been so supportive of Get Your PHX and Cenpho businesses for so long that you really are part of the family. So, before you head off for your “other” family dinners in late November, please join your Get Your PHX family for one special thanksgiving meal.

Hob Nobs owners Bob and Sharilyn are preparing a very warm reception for us. In addition to their regular, vast menu of goodies, Hob Nobs is offering a Thanksgiving Sandwich special for just $10 -that’s a turkey and cranberry sandwich and a drink. In addition, they are offering a $1.99 craft bottle of beer, to be announced.

Hob Nobs is also organizing for their most popular musical act, DirtMusic, to entertain us for Get Your PHX. This band has travelled around the world to play its mix of alternative blues and bluegrass. You don’t want to miss this.

Condo vs. House (part 2)

This is part two of my little analysis of what you might want to consider when deciding between a house and a condo. So, let’s get right in to it.

1.      Gated security may be just what you’re looking for right now.

Perhaps you are living alone. Perhaps you like to know that there are people right next door. These are all legitimate concerns that condominiums (at least the good ones) seek to address.

Some questions to consider regarding security at condos:

  • How careful is the management company with the common area keys or codes?
  • Is the common are well-lit?
  • Is the HOA paying for any live security? If so, how much does that impact the monthly assessments?
  • When you look at the condo, does it look like the other condo dwellers take security seriously?

2.      Condos are often close to public transportation (the car-free life!)

One of the best things about urban dwelling is that you can leave that car in the garage, or just go without it completely.

Some things to consider when you’re looking for a condo:

  • Some condos used to be apartment buildings and the parking may not always protect your car from the sun and weather while you are taking the light rail to work every day.
  • The closer your condominium is to public transportation, the more likely that your condo will eventually sell for more.
  • If you are thinking of the car-free lifestyle, also consider whether amenities such as groceries, the dry cleaners, and coffee shops are near-by.

3.      Condos maintain all the goodies: pools, landscaping, general maintenance.

 Especially on those hot summer days, it’s a great relief not to have to maintain your own landscaping, or pay somebody else to do it. This is especially helpful if the condo has a pool. Maintaining a pool at a detached residence house can cost thousands every year, and you may not even use it 10% of the time!

Some things to ask yourself before you buy a condominium**:

  • Is the current HOA solvent? Do they have enough to properly maintain all of the features they promise when you buy?
  • Who manages the property? Many HOA’s pay a management company to take care of details such as landscaping contracts and maintenance.
  • How long has that company been working? How many properties do they maintain? What do the current residents think of their work?

** You can have a chance to ask these questions during the inspection period.

 4.      What is an assessment and what is expected of you in an HOA?

An assessment is a monthly fee on every unit in condo that goes in to a pot to pay to keep the place up. If you don’t pay your assessments, the HOA can record a lien against your property. If you have a lien against your property, you can’t finalize the sale of your condo to another person without paying off that lien.

The more units vacant in a condominium, the harder it is for the HOA to pay the bills.

Also, if there are outstanding big projects or maintenance issues on the condominium, or if the HOA board is not wise with its money (your money!), your assessment might go up every month.

Learn what you can about the HOA board, before you purchase a condominium.

5.      What is a CC&R?

CC&R means “Covenants, Conditions, and Restrictions”. It means, basically, that all of the people in a Home Owner’s Association agree that their property came with (and will go with, in the future) certain conditions and restrictions.

In other words, condo owners can’t just do anything they want with their condo.

CC&R’s outline everything from how often the board meets, to what is considered common property.

When you buy a condominium, inspecting the CC&R before your purchase is just as important as inspecting the condo’s wiring!

If you are part of an HOA, read what is expected of you in the CC&R’s. The best way to protect your investment is to stay involved in the HOA.

6.      Condos can be a rental investment.

The CC&R’s will often have some rules about renting your condo.

Let’s say you live there for a few years and decide that you want me to help you find a house so you can rent your condo as a long-term investment.

Some HOA’s only allow a certain percentage of its owners to rent at any given time. Some say nothing about it at all. Be certain you look for that if you think this may be a possibility for you at any time in the future.

 

7.      Other benefits in favor of a condo.

  • Condo’s can be a great, low-cost alternative to a house, especially if you are just starting out. Many people continue to rent when they can own, giving away equity to a landlord.
  • If you think you will live there for even the next two years, it still may be worth buying a condo.
  • It’s like living rent-free for that time while you benefit from tax credits for interest on your mortgage!
  • Condo’s are also a great stepping stone investment. Start there, pick up another one as a rental property in the future!
  • Be involved in the HOA in order to protect your investment.
  • Take the time to meet others who live in the condominium. You will learn a lot by just asking “How do you like living here?”8.      HOA (the quasi-condo)

Gated communities have the benefit of detached residential and of HOA’s.

You can have your own yard and privacy, but trust the HOA to handle a lot of the community maintenance. Be aware, also, that gated communities may have restrictions that you not expect in a typical neighborhood.

They can restrict political signs (within reason) and sometimes even restrict the number of vehicles that you keep at your house.

Always read the CC&R’s!

July Get Your PHX: 180 Degree Automotive

 

Thank you to Wayne Rainey of monOrchid for hosting the June Get Your PHX. Special thanks to Michael Popescu of MojoTree for bringing the Pichuberries and to Dwayne Allen and Danielle Leoni of Rum Bar for contributing their brand new recipe for the Pichuberry Punch. Many folks walked out of this last event wondering where they could get that drink again. (I know I did.) Drop by and try this new drink at Rum Bar.

Thank you also to Jonathan and Erin Carroll of the Song Bird Tea and Coffee House for contributing to the food, the prizes and sharing their new space with us and to Troy Benjamin for his food creations using Pichuberries. Troy, I think you have a new calling.

This July 19th we are celebrating 180° Degree Automotive, which just celebrated its grand opening a brand new shop at 545 W Mariposa.

180° Automotive is a unique venture, started in another location in the Melrose District in 2009 by Bogi Lateiner, a former law student – turned celebrity mechanic. Bogi garnered a lot of attention in recent years because she is a female mechanic, business owner and all-around great lady. She has also managed to fit in time to co-star in the Velocity Channel’s auto-repair “MacGyver-like” problem-solving show “All Girls Garage.”

But as if that were not enough, we are dedicating this event to celebrate four other inspiring women business owners in CenPho. Why are we celebrating these five women? Because each and every one of them not only inspires us, but has also grown their respective businesses during the recession.

Heidi Abrahamson — Heidi is a recognized jewelry designer who has shown all over the United States and in Europe. Her jewelry is, as she says, “modern architecture for the body.” Heidi and her husband, Doug, own Phoenix Metro Retro just off 7th Ave and Hazelwood. Heidi recently got nation-wide attention for the cat hair jewelry that she created with Kate Benjamin.

Kate Benjamin — Kate is best known for Modern Cat Design, a newsletter, website and source for chique accessories and furniture for the modern cat and their people. In 2009, Kate launched Moderncat Studio, a line of modern cat products that includes handcrafted toys, beds and scratchers that are all carefully tested by Kate’s nine felines at their Phoenix, Ariz., home. Some of Kate’s chic creations were recently featured in an annual design episode of CBS Sunday Morning.

Christine Cassano — Christine is an artist and designer, who has taken the medium of concrete to a new level (come see the front counter at 180° Automotive). We know Christine because she is the inspiration behind the Phoenistivus Market publicity designs. Christine has taken up residence next to the 180° “compound”, where her work can be seen. Christine is one of those behind-the-scenes champions who helps drive the energy and connections in the business community in CenPho.

Tracy Perkins — Of Strawberry Hedgehog has proven that you CAN make vegan, plant-based bath products, which are attractive to men and women, alike. Further, Tracy has proven that these products are attractive to national retailers, such as Whole Foods.  Tracy also works out of the 180° Automotive neighborhood, where she makes her soaps in small batches by hand.

I’m very proud to announce a new listing that I have at the widely-coveted Villa del Coronado.

These condos, built in 1958 are one of the few quintessential examples of Mid-Century Modern design left in Phoenix. Did you know that one of our previous governors used to own a property here?

I use the word “coveted”, above because this community is absolutely pristine and sought-after by Mid-Century Modern buffs.

The owner of this property has renovated the bathrooms with beautiful modern features, opened up the great room. The Villa de Coronado community has two salt water pools, with one heated. It is also one of the few properties downtown with individual garage parking.

The community takes care of everything, even some maintenance for each unit. That way you can get out and explore, wether you are going across the street to the Phoenix Art Museum or to the light rail stop about 300 feet away.

These properties are co-operative condos, a rare breed in Phoenix. As such, the properties are kept in immaculate condition by people who are very particular about the type of property they own. It means that if you own one, you actually own a portion of a corporation. As such, all of your taxes, electricity, gas and other usual HOA fees are paid out of one monthly fee. It also means that these properties can only change hands by paying cash, with one exception –“seller carrybacks”. Financing is not an option.

To put it another way, because you are buying in to a corporation a lender is not likely to give you a loan.

What is a “seller carryback,” you ask? Check out this post from way back in 2010 about seller carrybacks and how they work. Basically, you can buy it directly from the owner through installments.

The FairHope School Drops in Price

Y’all might remember my listing at 90 West Virginia. It is the 1930s Fairhope School, newly renovated to a 4,100 square foot home. This is the flagship property in the famous Willo Historic Neighborhood.

A Greener Phoenix

No, we’re not talking about your lovely Christmas trees.

Arizona State University’s Downtown Phoenix campus recently installed solar panels on the roof of  the Walter Cronkite School of Journalism and Mass Communication. These new solar panels are the first of their kind at the Downtown campus. The project cost approximately $815,000 and includes 322 panels which will produce 122,335-kilowatt hours of energy, not to mention are super cool. This is just one of many ways in which the schools plan to two conserve 20 megawatts of power every year by 2014.

And Why not? Sun is Arizona’s most bountiful resource. Those of you who have driven past the VA, Couldn’t help but notice their energy efficient parking structure. This past august, Duke Energy Renewables, purchased the Ajo Solar Project, in Pima County and The Bagdad Solar Project, located in Yavapai County, which collectively generate 20MW every year. More recently , Big Wigs from Greater Phoenix Economic Council  met with Senators Kyl and McCain in a lobbying effort for the growing industry. All just pieces in the bigger solar powered future of Arizona.  What does that mean for you? Recently, APS announced that customers could expect a 21% decrease in their bills thanks to their renewable energy programs, like partnering with Duke Energy Renewable.

ASU will of course be reaping in these benefits along with federal and state tax credits. The Downtown solar panels are just one of many ways in which the schools plan to conserve 20 megawatts of power every year by 2014.

New Mortgage News

Good news on the Home loan front. President Barack Obama has signed HR 2112! Oh, you don’t know what that means? Trust me it’s exciting.

Here, let me quote you!!

FHA maximum Loan Limits effective October 1, 2011 through December 31, 2012 – Mortgagee Letter 2011-39

 FHA Loan Limits that were in effect from January 1, 2011 through September 30, 2011, as announced in ML 10-40, shall apply for case numbers assigned from November 18, 2011 through December 31, 2011 – Maricopa County $346,250

 FHA Loan Limits with case numbers assigned on or after January 1, 2012 through December 31, 2012 will remain the same as those that were in effect from January 1, 2011 through September 30, 2011 – Maricopa County $346,250

 FHA Loan limits with case numbers assigned before November 18, 2011 are subject to the LOWER limits that were in effect from October 1, 2011 through November 17, 2011 (some exceptions apply) – Maricopa County $271,050

So what does all of that mean?

Moral of the story is:  FHA Case #’s assigned Jan 1, 2011 through September 30, 2011 maximum loan limit for Maricopa County was $346,250 –

Case numbers assigned October 1, 2011 thru November 17th, 2011 are subject to the REDUCED loan limits of $271,050 for Maricopa County – And yet another change FHA Case numbers assigned November 18th, 2011 thru December 31, 2011 will jump back up to $346,250

Basically, you can borrow more under FHA….

Winter Home Trends

Christmas has come early! Statistics and Graphs galore! If you’re looking for a home here in Phoenix, here is a trend that you might want to know about.

As a general rule, fewer  people buy houses between October and February. With the beautiful winter weather here in the valley, you would think sales would rise. But, most home buyers move in the late spring and summer in order to change schools. So, what does that mean for real estate agents….other than that we should probably go out and get second jobs waiting tables or pre-stocking for Black Friday?

What does it mean for you? Well, it’s great news if you’re a soon to be home buyer. As you can see by the graphs, sales per month is down between October and February while the monthly supply stays relatively the same. Aren’t graphs amazing?

So, follow me here. If the sales per month are down and the inventory stays largely the same that is great for you if you are a buyer. It means that sellers are more desperate to sell. Not only are you going to have a greater selection, you might have an opportunity to negotiate the price!
